| Energy Performace Certificates (E.P.C.'s), |

It is now a legal requirement to obtain an Energy Performance Certificate prior to the marketing of your property. Please note that this certificate only needs to be carried out every ten years unless improvements to the property are made.

As licensed members of ARLA the Pulver Carr Partnership are required to comply with their a strict rules of conduct on how we conduct our business and handle our clients's money. All member firms are covered by the Assoication's Client Money Protection Scheme, which allows ARLA the ability to make discretionary grants (up to pre-set limits) if you suffer financial loss due to the bankruptcy or dishonesty of our company. In addition the Pulver Carr Partnership has Professional Indemnity Insurance to ensure that you are financially covered for successful claims relating to negligence, bad advise or mishandling of data. As part of our membership we are so required to carry out a minimum level of Continuous Professional Development (CPD) each year. | The Gas Safety (Installation & Use) Regulations 1998 |

Under the above regulations, it is the Landlords responsibility to ensure that all gas appliances and the fix installations are maintained in good order and checked for safety reasons on an annual basis by a Gas Safe registered engineer.

| The Electrical Equipment (Safety) Regulations 1994 |

The landlord is legally reasponsible for ensuring that the electrical installations and all appliances within the property are maintained in good order and regularly checked for safety reasons by an NICEIC registered engineer.

| Diliapidations Deposits |
|

We will collect a Dilapidations Deposits from the Tenant which will be equate to six weeks rent. This will be held by the Pulver Carr Partnership for the duration of the Tenancy and will be registered with The Tenancy Dispute Service. At the end of the Tenancy after the inspection of the property, the costs of any work attributed to the tenant will be deducted from the deposit, if any disputes remain unresolved we will forward all the relevant information onto The Tenancy Dispute Service for their independent case examiner to resolve the dispute.

We will have professional references and credit checks carried out on all prospective tenants, by HomeLET or equivalent company, so that you may be able to apply for any insurance products from them such as rent guarentee, contents insurance etc..

| Inventories |
|
When instructed, The Pulver Carr Partnership will arrange for a professional independent inventory clerk who will draw up an inventory of your fixtures, fittings and contents and will prepare a check in and check out report at the commencement of each Tenancy. The cost of these will be the responsibility of the Landlord and charges vary depending upon the size of the property. An estimate of costs can be obtained upon request.
