Homebuyer Surveys & Valuations
This is a detailed inspection of the property with a report and valuation providing an assessment of the overall condition of the property in order that you can:-
Make an informed and reasoned judgement on whether or not to proceed with the purchase.
Assess whether or not the property is a reasonable purchase.
Be clear as to what decisions and actions should be taken before contracts are exchanged.

Building Surveys
Building Surveys are most suitable for older properties or for those houses where significant alterations and extensions have been carried out, for property where ongoing maintenance and repair have been neglected or where you propose to carry out alterations.

The Surveyor will examine everything that is reasonably visible and accessible.
The inspection will cover the structure and finishings of the building, outbuildings, grounds, boundaries and have regard to nearby trees.
The report is a detailed technical report with advice not only on the work that will be required in the immediate future, but also details of the future maintenance and repairs.
A Schedule of photographs will also be included in this report.

Schedules of Condition
It is generally advisable to have a Schedule of Condition prepared at the beginning of the lease to detail the condition of the building. Under the terms of the Lease the tenant is often responsible for repairs, maintenance and ever replacing parts of the building, fixtures or fittings. It is not unusual for agreements to require the tenant to put the property into a better condition during the course of the Lease that is was at the beginning. We will record the condition of the building at the beginning of the Lease and provide a schedule of photographs. |

Schedules of Dilapidations
Towards the end of a Lease, it is normally necessary to establish the condition of a building to access whether the repairing covenants and other parts of the Lease have been adhered to. A schedule of Dilapidations is normally prepared where the Landlord's surveyor believes that there are necessary works required to the building to comply with the terms of the lease, costings are usually prepared as part of the schedule. |
